Roofs, chimneys and rainwater
Water gets into buildings from the top. Gutters, flashings and chimney stacks cause more damp in British houses than every other defect combined, and all three are cheap compared with what they ruin.
"End of its serviceable life" is a forecast, not a leak
Surveyors describe expected remaining life, not present failure. Concrete tiles run 40 to 60 years, clay 60 to 100, natural slate 80 to 150. What actually fails first is usually the underfelt, the mortar bedding on ridges and hips, and the flashings. Ask what is specifically defective today before assuming a full re-roof.
The ten-minute loft inspection
Go up on a bright day and look at the underside of the roof. Daylight through the felt, torn valleys, staining running down rafters, damp at the wall plate — that tells you more than any number of photographs of the outside. If the tiles are sound but the felt has perished, you are re-roofing regardless, because the felt cannot be replaced without stripping the covering.
Do everything at height in one visit
Scaffold is a separate trade with its own erection, hire, inspection and dismantling cost, and it stays up for the whole job — £900 to £3,000 on a two-storey house. That is exactly why the chimney repointing, the fascias, the guttering and any rooflights should happen in the same visit as the roof. Doing them separately means paying for access twice.
