   Book your consultation, then share whatever you have: the Rightmove or Zoopla listing, photos and video from your viewing, the estate agent’s particulars, and any survey or report. The more you send, the more we can tell you — but even a listing link is enough to start.

   A builder reviews it properly

   One of our builders — not a junior, not a chatbot — goes through the property the way we’d price a real job: roof line, brickwork, extensions, damp signs, wiring age, boiler, movement cracks, the quality of past work. If you sent a survey, we translate every defect into plain English.

   The builder who reviews it is the builder you talk to.

   Your report and call, within 24 hours

   You get a written consultancy report — what’s serious, what’s cosmetic, what needs pricing, realistic repair costs — plus a one-to-one call to ask anything. You’ll know whether to offer, what to negotiate off the price, or whether to walk away.
