A RICS survey is written to be cautious, and it rarely puts a number on anything. We turn each finding into a priority, a likely cost range and a sensible next step — so you can go back to the seller, your surveyor or a specialist with real numbers.
Survey notes slipped and delaminating slates across the lower courses. Likely strip and re-lay within 2–3 years. Typically £7,500–£9,000 — get a roofer’s quote before you exchange and raise it with the seller.
Surveyor recommends an electrical test (EICR). Plan for the possibility of a rewire. Rewire typically £4,500–£6,000 for a house this size.
Described by the surveyor as old and consistent with settlement. Usually fill and redecorate — ask whether they recommend monitoring.

Before you book
Who reads my survey?
Ben Murrell, a builder for nearly 30 years. The person who reads it is the person who calls you.
Do you visit?
No. We work from the survey plus any photos or listing you send, which is why it’s fast. It also means we can only comment on what those show — where something needs a look in person, we say so and tell you who to ask.
Is this a survey, a valuation or a quote?
No. It sits alongside your surveyor’s report: we turn their findings into priorities, likely cost ranges and next steps. The decision on the house stays yours.
Is it independent?
Yes. We never quote for the work we review and we don’t take referral fees.
Can you review a Level 2 (HomeBuyer) or Level 3 (Building Survey)?
Yes — that’s the main job. A Level 1 condition report works too, though it has less detail to work from.
Why can’t I upload the PDF on this page?
