Soft Glasgow sandstone weathers from the prevailing south-westerlies. Look for spalling, deep pointing recesses and previous cement repairs (cement traps moisture and accelerates damage).

Rising and penetrating damp

Ground-floor flats and back-courts often show damp at skirting level. Many are misdiagnosed as 'rising damp' when the real cause is a failed downpipe, blocked rhone or raised external ground level.

Common close and stair condition

Close lighting, tiled walls, stair stone and back-court walls are all shared liabilities. Walk the close before you offer — its condition is the clearest signal of how engaged your future co-owners are.

Planning quirks that catch buyers out

  • Most West End and Southside tenements sit in conservation areas — window replacements and external alterations need consent.
  • Many tenements are B-listed; like-for-like sash & case repair is usually approved, but uPVC is not.
  • Common repairs are governed by the Tenement (Scotland) Act 2004 — majority decisions bind all owners, including new ones.
  • Factor change-overs are allowed but require a majority vote and proper notice; check the existing factor's reputation before exchange.

Dennistoun two-bed, Home Report missed £14k roof bill

A first-time buyer asked us to look over a Home Report rated mostly Category 1. The surveyor had noted 'evidence of historic slipped slates' on the rear pitch. On the call we explained that 'evidence of' in a tenement context usually means a full strip is the only durable fix, and asked the buyer to check the close minute book. The minutes confirmed two owners had already obtained quotes — averaging £52k for the close. They renegotiated £6k off the asking price and budgeted the rest into year-two reserves.
