Decades of cement repointing traps moisture in porous stone, causing face spalling and internal damp. Correcting it means raking out and repointing in lime — slow, skilled and expensive, and rarely priced in a RICS Level 2 survey.

Flats in subdivided Victorian villas share roof, gutter and drainage responsibility. Where the freehold is fragmented or the sinking fund is empty, a re-roof lands as a five-figure Section 20 demand on each flat.
Spa-era cellars
Basements are common and almost always damp to some degree. The distinction that matters is penetrating damp through the stone versus a failed tanking system — the two have very different price tags.

Original slate is often sound while the nails and battens are not. 'Nail sickness' looks like isolated slipped slates and is actually a full strip and re-lay.

- North Yorkshire Council took over planning from Harrogate Borough Council in April 2023 — older precedents still apply but the contact point changed.
- The Stray is protected by its own Act of Parliament; anything abutting it faces additional scrutiny.
- Conservation areas cover Montpellier, the Duchy Estate and much of the town centre, with Article 4 directions removing permitted development rights.
- Tree Preservation Orders are extensive across the Duchy and Harlow Hill.
Duchy Estate villa, £48,000 reduction
Buyers had agreed £925,000 on a six-bedroom stone villa near the Duchy. The Level 3 listed 'slipped slates', 'defective pointing in places' and 'dampness recorded to cellar' with no costings. We priced a full strip and re-lay at £26k because the nails were failing rather than the slate, lime repointing of the two weather elevations at £13k, cellar works at £11k and a rewire at £12k. They renegotiated to £877,000, with the roof quote from a Harrogate heritage roofer attached to the offer.
