Cracks in Walls: Subsidence, Settlement or Thermal Movement?

Nothing spooks a buyer faster than the word "subsidence" appearing in a survey. But the truth is most cracks in walls have nothing to do with subsidence — they're historic settlement that stabilised decades ago, or simple thermal and moisture movement that every building experiences. Learning to tell them apart is one of the most valuable skills a buyer can have, because the cost implications are wildly different.

The Three Main Causes, and Why They're Confused

Settlement happens as a building's foundations bed into the ground after construction, or after a change nearby (a new extension, a felled tree, a drought). It usually happens once, stabilises, and doesn't recur unless something changes again. Most period properties have some historic settlement cracking that's been stable for a hundred years or more.

Subsidence is ongoing, progressive ground movement beneath a foundation — typically caused by clay soil shrinking as it dries out (often linked to nearby trees drawing moisture from the ground), by a leaking drain washing away supporting soil, or by made-up ground that was never properly compacted. Unlike settlement, subsidence is active and gets worse over time until the cause is addressed.

Thermal and moisture movement is the constant, tiny expansion and contraction that every building material undergoes with temperature and humidity changes. It causes hairline cracks, especially where materials meet (around window and door openings, at the junction between an extension and the original house) and is entirely normal.

Reading the Warning Signs

Crack width and pattern:

  • Hairline cracks (under 1mm) are almost always cosmetic — movement, settling plaster, or thermal effects
  • Cracks 1–5mm can be either historic settlement or early-stage active movement — the pattern matters more than the width alone
  • Cracks over 5mm, especially if they're new, widening, or stepped (following the mortar joints in a diagonal "staircase" pattern) warrant proper investigation

Location tells you a lot:

  • Cracks radiating diagonally from the corners of window and door openings are classic settlement/movement patterns, usually not a concern
  • Cracks running vertically through several courses of brickwork, wider at the top than the bottom, are more suggestive of subsidence
  • Cracks that appear on both internal and external walls in the same location, and line up with each other, suggest something structural rather than surface plaster movement

Timing and seasonality:

  • Genuine clay-related subsidence often worsens in dry summers (as clay shrinks) and can partially close up in wet winters (as clay expands again) — this seasonal pattern is actually a useful diagnostic clue
  • A crack that's been painted over multiple times without reopening is a strong sign of historic, stabilised movement

What Your Survey Is Actually Telling You

"Cracking consistent with historic settlement, no evidence of ongoing movement" — the surveyor has assessed this and is reasonably confident it's stable. Not usually a reason to worry, though always worth a quick chat with a builder if it's a big feature of the property.

"Cracking noted, recommend structural engineer's report" — the surveyor isn't confident enough to rule out active movement and wants a specialist opinion. This is common, not necessarily alarming, but you should get it before proceeding — not after exchange.

"Evidence of subsidence, monitoring recommended" — more serious. This typically means visible signs consistent with subsidence (stepped cracking, doors/windows binding, etc.) where the surveyor recommends crack monitoring (measuring movement over several months) before any repair decision is made.

"Previous subsidence repair noted, confirm certification" — always ask for the structural engineer's report and any insurance-backed guarantee for previous underpinning or repair work. A well-documented, professionally repaired historic subsidence case is often less risky than an undiagnosed crack, because you know exactly what was done and by whom.

What to Do Before You Offer

If a survey flags cracking and recommends a structural engineer, get that report before you exchange, not after — it's one of the few survey findings genuinely worth pausing a purchase for until you have clarity. A confirmed historic, stable crack changes nothing about your offer. Confirmed active subsidence changes everything, including whether some lenders will even offer a mortgage until it's addressed.
