Builder advice in Chester

Buyers had agreed £695,000 on a large Victorian house in Curzon Park. The RICS survey noted 'erosion to sandstone dressings', 'defective rainwater goods' and 'dampness to the lower ground floor'. On the call we explained that the eroded stone needed indenting by a mason rather than the render repair the vendor had quoted, priced the cast-iron rainwater replacement properly, and identified the damp as a rainwater problem rather than a tanking problem — saving them a £12k basement quote they were about to accept. Total realistic spend came to £24k. They settled at £669,000.
